Peloton is reportedly looking to expand their London studios (PSL). New planning documents submitted to the local council show that Peloton is planning to obtain retail space directly next door, which was previously home to a Kent & Curwen (designer menswear) store.
Peloton would apparently use this space as a retail shop & Peloton showroom, which does not currently exist at PSL. This would allow members the opportunity to buy apparel before or after taking classes at the studio – and also operate as a traditional Peloton showroom, and be accessible to members even if they aren’t taking a class.
The new retail shop would be connected to the workout studio space via a new interior doorway, creating a seamless transition between the two spaces – while also having its own dedicated door to the street for those not taking classes.
The Peloton “Design and Access Statement” submitted describes the layout and access plan for the space as follows:
The ground floor space will principally consist [of] retail space for the sale of Peloton equipment and apparel. There will also be ancillary supporting areas, with fitting room and sanitary facilities provided. Due to reconfiguring of internal space to open up the reception lounge of 11 Floral with the retail of 12 Floral, new access to the [existing] internal stair well, which provides access from Basement to 3rd Floor, will be provided off the external access alleyway. The existing space beyond this new entry/egress point would then be converted to provide a large storage area, to support the Studio operations, for larger items such as DJ sets and studio set design pieces.
The expansion would also give Peloton access to additional basement space, which will be used for: “staff welfare facilities, along with areas of storage to support the Studio operations of 11 Floral Street premises, for items such as studio and instructor equipment.” Members currently use parts of the basement space when visiting the studio, as it contains the showers & bathrooms for members before & after classes.
From the documents submitted, it does not appear that this expansion would add any additional workout studios (or additional spaces for Bikes or Treads in the current workout spaces).
Because this building has a historical significance, Peloton will need to submit to a lengthy approval process – which is well underway. An application submitted on behalf of Peloton explains the history of both the current Peloton space as well as the one they are looking to acquire:
No. 11 Floral Street was constructed in 1888, originally as a warehouse, but later housing a printing factory before being used as rehearsal rooms from the 1970’s and becoming a part of The Sanctuary Spa in 1985. The Sanctuary then operated at the premises until 31 May 2014. A retail shop was also located to the eastern end of the unit, which operated until 2015, as Orlebar Brown. The site has been the subject of extensive refurbishment and is now occupied by Peloton, an interactive spin studio provider hosting and broadcasting spin classes from the site.
No. 12 Floral Street was constructed in circa 1838 as a parish school before serving as a workmen’s club, a fruit warehouse and then a spa.
The building has several other stories, however, the proposed changes are only to the ground floor & basement. Peloton already utilizes the upper floors of the new space “as ancillary office space to the broadcast studios to 11 Floral Street.”
One other modification that would be made as part of this would be a new entrance in the alley side of the building so that Peloton employees can get to the upper level office space of the building without having to utilize the main showroom or studio entrance.
Peloton just opened their new U.K. studio less than one year ago on September 14, 2021. The studio is located in the Covent Garden area of London. As a reminder, the studio (just like Peloton Studies New York) will reopen to the public on August 19.
